Terms of Service
The agreement between your property and Rooms24.

Draft. This document describes how Rooms24 actually works, but it has not yet been reviewed by a lawyer. If you need a signed agreement before onboarding, contact us and we will provide one.
Who this covers
These terms apply to the property that holds the account, to the owner who registered it, and to every staff member granted access. The account holder is responsible for what their staff do with the access they are given.
What we provide
A hosted property management system, a public website for your property, and — where you opt in — a listing in the Rooms24 app, with the features described on this site for the plan you are on. We may change or withdraw an individual feature, and will tell you before doing so where it materially affects how you run the property.
We aim to keep the service available continuously, but we do not offer a contractual uptime guarantee on the Free or Starter plans.
Your account and your staff
You are responsible for keeping sign-in credentials secure and for removing access when a staff member leaves. Every action in the system is recorded against the account that performed it.
Do not share one account between people. Each staff member needs their own, both so the audit trail means something and because staff limits are counted per account.
Your data
The data you enter, including guests, reservations, rates and staff records, remains yours. We store and process it to run the service for you. We do not sell it or use it to build products for anyone else.
You are responsible for having a lawful basis to hold the guest information you enter, and for the accuracy of what you record.
Payment and plans
Paid plans are billed monthly in advance in Nepalese rupees. Access to paid features ends when a subscription lapses; your data does not.
Plan limits apply going forward. Exceeding a limit does not delete anything you have already recorded.
Acceptable use
Do not use the service to store unlawful content, to attempt access to another property's data, or to probe the platform's security without written agreement from us.
We may suspend an account that puts other properties at risk, and will tell you why when we do.
Ending the agreement
You may close your account at any time and request an export of your data. We may end the agreement for non-payment or for a serious breach of these terms, with notice except where the breach makes notice unreasonable.
Liability
We are liable for what the law does not allow us to exclude. Beyond that, our liability in any twelve-month period is limited to the fees you paid us in that period.
We are not liable for lost bookings or lost revenue arising from an outage, which is why you should keep your own record of anything you cannot afford to lose.
Governing law
These terms are governed by the laws of Nepal, and the courts of Kathmandu have jurisdiction over any dispute arising from them.
